With my experience I'm not just helping my clients find a home—I'm committed to creating a plan to get my clients from one home to the next with ease.  Below are some of the steps I use to ensure my clients' best interest are the focus. 

  • Timing is everything. Ideally, the sale of the current home and purchase of the new home are coordinated so the client isn't unnecessarily carrying two homes or left without a place to live.
  • The strategy starts before the home hits the market. Pricing, preparation, photography, showing strategy, and understanding the seller's preferred timeline can all affect the purchase side.
  • The purchase offer may need to be structured carefully. Depending on the circumstances, contingencies, possession dates, earnest money, financing, and closing timelines can become important negotiating points.
  • Communication is critical. The agent has to keep the client, lender, title company, buyer's/seller's agents, and other parties moving in the same direction.
  • Master-planned communities can add another layer. New construction, builder timelines, HOA considerations, incentives, and availability can make timing especially important.
  • Flexibility matters. Even a well-designed plan can change when an inspection reveals an issue, a lender needs additional documentation, or a buyer's closing date shifts.
  • Experience matters most when things don't go exactly according to plan. This is a great opportunity to position yourself as someone who knows how to anticipate potential obstacles and create backup strategies
