Why didn’t your home sell?
In this market you have probably seen a for sale sign go up in your neighborhood and within 40 days you have a new neighbor. Yet your home has been sitting on the market for over 90 days and no potential buyers insight! WHY!? Is it because your home is unattractive, no similar homes have sold, is your neighborhood the problem, no your neighbor’s home sold within a reasonable time frame, is it the wrong season to be on the market, no there are buyers year-round! SO WHAT IS IT!? A few sellers go through this frustration and the simplest things can help you get out of this home and into your new home.
Let’s start with one of the more important aspect – marketing, this will set you aside from the competition and yes the other things on this list go hand in hand and wont work if implemented separately. “UM but my realtor posted my home on HAR with all the other homes” yes they did and that’s part of the problem. If you search online for a 3 bedroom, 2 bath home, in Houston how many results do you think will come up? That’s right you can spend hours scrolling through the results, a little sales tip it takes 3-5 touches before you spark interest in a buyer. Imagining a potential buyer scrolling through all these beautiful homes where they might raise a family or spend the rest of their life’s. Do you think seeing your home once online will make them interested? We must utilize every online platform that is available from the MLS, Facebook, Instagram, Snapchat, YouTube, Zillow, and every sub platform within those platforms IE: stories, events, and IGTV. This covers the online marketing now lets moving on to the in-person marketing.
Marketing in person is just as important, I would argue even more important because but extremely short and simple. When your home was put on the on the market did everyone not just on your street but in your neighborhood know? When you held and Open House was everyone in your neighborhood invited? This will spark interest in your home not only will they want to view the inside of your home but who doesn’t want the opportunity to choose their neighbor.
Now let’s talk about all the other little things that will help you stand out staring with pictures take a look at the two below. When it comes to Real Estate you want professional photographs, the beauty of your home must be shown to capture someone’s interest an iPhone photo will not do.

Declutter. Declutter your home meaning get anything that is not essential to your home’s set up and put it in storage for example: extra furniture, pictures, and toys that are just taking up space. When the potential home buyer views your home you want it to be as open as possible to give them the opportunity to envision themselves in your home.
Pricing. If you are set at an average price your home might get overlooked, setting your home at a competitive price for the market not only will you have more eyes on your property but you will receive multiple offers and you can negotiate your way up and you might even get more than what you wanted for your property.
And lastly always keep your goal in mind. When your agent presents the offers to you always keep your goal in mind. Do you want to net the most money as possible? Do you want to close as soon as possible? Do you want to offer as little upfront cash in closing costs? Also make sure your agent knows what your goal is that way when an offer is made that doesn’t quite fit your goal, your agent can advise you on how to negotiate the offer so it will.
