If you’ve been asking yourself whether to buy a house now in Fort Bend County or wait, there’s a specific week this fall worth circling on your calendar. New research from Realtor®.com, released September 14, 2026, names September 27 through October 3 as the best week to buy a home this year.
For buyers in Richmond, Rosenberg, Sugar Land, Missouri City, Fulshear, and Katy, the more useful detail is local. Realtor®.com looked at the Houston-Pasadena-The Woodlands metro separately, and it landed on the exact same week.
Lenore Smith walks through the whole study in the video above. This post covers the numbers, what they can mean for your negotiation, and the one big factor the study leaves out.
It comes down to three things buyers haven’t had much of in recent years: choices, time, and negotiating power. Here’s what that week has historically looked like in the Houston metro, according to Realtor®.com.
| What Realtor®.com measured | Houston metro, best week vs. the rest of the year |
|---|---|
| Active listings | About 10.4% more than an average week |
| Buyer competition (views per listing) | About 37.1% below the annual peak |
| Days on market | About 15 days longer than the fastest part of the year |
| Median listing price | About 3.9% below the seasonal peak |
Roughly 10% more homes for sale may not sound like much. But when you’re searching one price range in one part of Fort Bend County, that bump can be the difference between two homes that almost work and one that actually fits.
Realtor®.com measures competition by how many people view each listing online. During that week, views per property in the Houston metro have run about 37% below the peak. That usually means fewer people touring the same house and fewer offers landing on the same weekend as yours.
Homes have historically stayed on the market about 15 days longer that week. Two extra weeks gives you room to see a home a second time, check the MUD tax rate and HOA dues, look at the flood zone, and make a decision without feeling rushed.
Median listing prices in the metro have run about 3.9% below their seasonal high during that week. Realtor®.com did not publish a dollar figure for Houston, so treat this as a direction, not a discount you can count on for any one home.
When there are more homes and fewer buyers, the conversation often shifts away from “how much over asking do we have to pay?” Depending on the home and the seller, you may be able to ask for:
Days on market is one of the first numbers worth checking. A home listed for one week and a home listed for two months are two very different negotiations, even at the same price. You can see how long a home has been on the market on its listing page, and your agent can pull its full price history.
No. Think of it as a window, not a deadline.
Realtor®.com notes that buyers who shop earlier in the fall may see more fresh listings, while buyers who wait later in the season may find more price flexibility but fewer homes to choose from. The right timing depends on your budget, your timeline, and the part of the county you’re shopping in.
This is the one big thing the study does not predict. Mortgage rates are not part of Realtor®.com’s Best Time to Buy calculation because they don’t follow the same seasonal pattern as inventory and pricing. Rates can move in any week of the year for reasons that have nothing to do with the calendar. If you’re holding off for a lower rate, read what waiting can actually cost in Fort Bend.
That’s why trying to perfectly time the housing market rarely works. A better plan:
Based on Realtor®.com’s 2026 research, early fall has historically brought more listings, fewer competing buyers, and longer days on market in the Houston metro. The best single week for 2026 is September 27 through October 3.
No. Realtor®.com excludes mortgage rates because they don’t follow seasonal patterns. Your rate depends on the market when you lock and on your own financial profile, so talk with a lender about timing separately.
Common requests include seller-paid closing costs, inspection repairs, a price reduction, or an interest rate buydown. What’s realistic depends on the home’s days on market, recent price changes, and how many other buyers are looking at it.
If you’re weighing whether to buy now or wait, watch the full video and then let’s look at your actual numbers. Lenore will help you see what’s available in your price range, how long those homes have been on the market, and where you may have the most room to negotiate.
