Everyone's frustrated.


If it felt like real estate hit a wall this summer, you weren’t imagining things. Buyers were squeezed by high prices and rates. Sellers dug in on yesterday’s prices or just pulled their homes off the market altogether. Builders slowed down even though we still need more houses.


The result was frustration all around.


But here’s the truth. Deals still happened. The buyers who stayed in had less competition and room to negotiate. The sellers who priced smart and offered small incentives walked away with solid wins.

Now we’re heading into the holidays in Seabrook, Texas. Cooler weather (for Texas!). Serious buyers. Homes that show well with a cozy porch, good lighting, and a clean entry. This season can actually be a sweet spot. I might be a little excited for it!

Here’s what’s happening locally:

  • Average sale price in Seabrook is around $467K, with the median price at $367K (based on August 2025 data).

  • Homes are averaging about 40 days on market, which is faster than the national average.

  • Inventory data is variable, but the Seabrook market is generally considered somewhat competitive.

  • Around 24 homes sold in the last month (August 2025 data).

So no, the market isn’t dead. It’s just different.
