Every agent represents the sellerUnlessyou as the buyer HIRE your own Realtor to represent you. Every buyer needs their OWN representation even when buying a NEW HOME. So when you as the buyer is cruising and decide to call the listing agent on the sign in the front yardEVERYTHINGyou tell the listing agent for that home is obligated to tell the seller, who hired he or she. When buyers who have a REALTOR decide to go out on their own and "find their own house" and call the sign, you as the buyer is reducing the leverage for negotiation and a list of other negotiating factors your Realtor may have. When youdecide to purchase a homehire a Realtor sign a Buyer/Tenant Representation Agreement if your Realtor ask you and your Realtor is hardworking, knowledgeable and you feel comfortable with them because until then, you arejust a customer not a Client.
