Landlords! What Are Your Weekends Worth?

Some landlords are unaware that a Realtor who is familiar with renting property and screening applicants can lease their property and save them lots of time, money  and disappointments.
I have been assisting  landlords in locating qualified prospects since 2005. What do I have to offer? With a 6 month listing agreement( usually it does not take that long to find a qualified applicant) I will provide:
* A Comparative Market Analysis on other rental properties in the area that has rented the past 6 to 8 months, to make sure your home is priced accordingly.
* 24 hour advertisements with a yard sign, fliers, as well as newspaper advertisements which run every 2 weeks. Yes, people still read the paper. (smile)
* Schedule all showings and obtain feedback from prospects and other Realtors. This helps you to avoid meeting total strangers and running back and forth to your property.
* Credit check, criminal background check, employment verification, in writing, from human resources, rental history request from previous landlords, eviction background check, copy of license (s) and last 2 most recent paycheck stubs.
*Make sure your lease agreements are up to date and binding.
*Review lease agreement and answer any questions the prospect may have according to your expectations, prior to placing your property on the market.
* Obtain deposits, including pet deposits on your behalf and deliver them to you.
*Meet prospect on move in date to retrieve 1st month's rent and deliver keys and/or remotes to property.
