What most homeowners pay when selling a home in Texas

When a home sells, the seller typically pays expenses that fall into three simple buckets.


1. Mortgage Payoff Costs

These are the costs required to pay off the existing loan and clear the title.

Typical Houston Range
0.5% to 1% of sale price

Includes
• Mortgage payoff balance
• Release of existing liens
• Prepayment penalties if applicable
• Recording fees for lien releases
• Release of seller loan liability

Example
Home sells for 500000
Loan balance 300000

Payoff amount
300000 plus small fees


2. Transaction Closing Costs

These are the administrative and legal costs required to transfer ownership to the buyer.

Typical Houston Range
800 to 2000

Includes
• Preparation of the deed
• Tax certificates or tax statements
• One half of escrow fee
• Miscellaneous transaction processing costs

These costs ensure the property legally transfers to the new owner.


3. Negotiated Buyer Incentives

Sometimes sellers agree to contribute toward the buyer's costs to help close the deal.

Typical Houston Range
0% to 3% of purchase price depending on negotiations.

Examples
• Buyer closing cost contribution
• Buyer agent compensation if agreed
• Other negotiated buyer incentives in the contract

The Big Picture

Most sellers in Houston spend 1% to 3% of the sales price in total closing costs, excluding mortgage payoff and brokerage commissions.

The largest factor affecting your final net is usually:
• remaining loan balance
• negotiated buyer concessions
• broker compensation
