Why You Should Never Visit a Builder Without Your Realtor

Touring a new construction model home is exciting. The finishes are beautiful, the floor plans are open, and it is easy to picture yourself living there. But before you walk into a builder’s sales office, there is one important step you should not skip: bring your Realtor with you.

Many buyers do not realize that the builder’s sales representative works for the builder, not for the buyer. Their job is to represent the builder’s interests, explain available homes, discuss upgrades, and help move the sale forward. A Realtor is there to represent you, protect your interests, and help you make informed decisions throughout the process.

One of the biggest reasons to bring your Realtor on your first visit is registration. Most builders require buyers to be accompanied by their Realtor during the initial visit in order for the Realtor to represent them and receive credit for the sale. If you visit alone first, the builder may not allow your Realtor to step in later, even if you decide you want help.

Your Realtor can also help you compare builders, communities, lot locations, incentives, upgrade packages, and resale value. Builder incentives can sound appealing, but they are not always the best deal. Sometimes a lower purchase price, better lot, or stronger financing option can save you more money in the long run.

A Realtor can review contracts, explain timelines, recommend inspections, and help you understand what is included versus what costs extra. New construction contracts are written by the builder and often have different terms than a traditional resale contract. Having someone on your side can make a major difference.

The best part is that in most cases, the builder pays your Realtor’s commission. You can have professional guidance, negotiation support, and someone looking out for your interests without paying extra out of pocket.

Before visiting any model home, call your Realtor first. A quick conversation can help protect your options and make your new construction experience smoother from the very beginning.
