After more than 20 years selling real estate in Houston, I’ve seen just about everything—but every now and then, there’s a deal that really reminds you why experience matters.

Recently, I was working with a client relocating to Houston. They found a home they loved and were ready to jump in quickly. The listing looked clean, priced competitively, and there were already multiple showings scheduled. Most buyers in that situation feel pressure to go in strong—sometimes even over asking.

But here’s where experience kicked in.

I dug deeper into the property history, reviewed comparable sales in the neighborhood, and noticed something most people would’ve missed: the home was priced about $25,000–$30,000 over where it should realistically be. On top of that, I spotted signs that the property had been sitting just long enough to make the seller more negotiable than they appeared.

Instead of rushing in with a high offer, I advised my client to stay patient and strategic. We submitted a strong—but well-supported—offer below asking, backed with market data and a clean contract.

Then came the second win.

During the inspection, we uncovered several issues that weren’t obvious at first glance—nothing catastrophic, but enough to justify repairs or credits. This is where negotiations can make or break a deal. Because of how we positioned the initial offer and the relationship I built with the listing agent, we were able to negotiate additional concessions.

In the end, between the purchase price and negotiated repairs, my client saved right around $40,000.
