Moving to Houston? 15 Things You Should Know Before You Buy a Home

Thinking about making Houston your new home? You’re not alone. The Bayou City has been one of the fastest-growing metro areas in the U.S., and once you spend a little time here, you’ll see why. We’ve got world-class dining, a thriving job market, and no state income tax all wrapped in Texas charm.

But I’ll be honest with you buying a home in Houston isn’t exactly like buying in other cities. We have our own quirks, and knowing them ahead of time can save you a lot of stress (and money).

Here are 15 things I always tell my clients before they buy in Houston.

1. Houston Is Massive

Houston isn’t just big it’s huge. You can drive for over an hour and still be within city limits. That means your location will have a big impact on your lifestyle, commute, and even resale value.

2. No Zoning Laws (Yep, Really)

We don’t have traditional zoning, so it’s not unusual to see a luxury home next to a small business. Always check deed restrictions to be sure you’re comfortable with what could pop up nearby.

3. Flooding Is Part of the Conversation

We get our fair share of heavy rain and the occasional tropical storm. Always check the flood history of a property, look at FEMA flood maps, and seriously consider flood insurance even if the home isn’t in a “flood zone.”

4. Property Taxes Might Surprise You

Sure, we don’t have a state income tax, but property taxes here can be higher than you’d expect. The rate depends on your area and school district, so it’s smart to calculate that into your monthly budget before falling in love with a house.

5. HOA Communities Are Everywhere

Many neighborhoods here are part of a homeowners’ association. They help keep things looking great and often offer amenities like pools or parks, but they also come with fees and rules.

6. School Districts Matter (Even Without Kids)

A good school district can boost your home’s value. Even if you don’t have children, it’s worth looking into the school ratings for any neighborhood you’re considering.

7. A Diverse Job Market

Houston isn’t just oil and gas anymore we’re strong in healthcare, aerospace, tech, and manufacturing. Think about where you’ll be working and plan your home search with your commute in mind.

8. Traffic Is… Well, Traffic

We’re known for our traffic, and that’s putting it kindly. Choosing a home near your job or along a good commuting route can save you a lot of frustration.

9. Hot and Humid Weather

If you’re coming from a cooler climate, our summers might feel intense at first. But the flip side? You can enjoy patio dinners, pool days, and outdoor fun nearly all year long.

10. Hurricane Season Is Real

From June through November, we keep an eye on the weather. Make sure your home is built to handle storms, and have a plan in place just in case.

11. Neighborhoods for Every Lifestyle

Want a downtown loft, a quiet suburban street, or a master-planned community with every amenity? Houston has it all. The trick is finding the one that feels right for you.

12. Summer Energy Bills Can Climb

Running the A/C during triple-digit days isn’t cheap. Energy-efficient windows, good insulation, and a solid HVAC system can make a big difference.

13. The Most Diverse City in America

We’re one of the most culturally diverse cities in the U.S., which means you’ll never run out of incredible food, festivals, and unique neighborhoods to explore.

14. The Market Can Move Fast

In certain neighborhoods, homes get multiple offers within days. Having your financing ready and a local agent (hi, that’s me!) on your side can help you move quickly when you find “the one.”

15. Test-Drive the City First

If you can, rent for a bit and explore different areas. Houston’s neighborhoods each have their own personality, and you might be surprised where you feel most at home.
