Hey, Houston homeowners! Having been a realtor for 18 years now, I've seen every season and market shift the jewel of Texas has to offer. Selling your home during the fall in our lovely city can be a rewarding experience—especially when we embrace what makes this season special! Here are a few of my tried-and-true tips for putting your house on display this autumn.

1. Make The Most Of The Natural Light

The fall light in Houston can be spectacular, a golden glow that brings warmth and life to both the exterior and interior of a home. Draw back those curtains and let the light flood in! Keep your windows clean so nothing will block that nice shine. Interiors: Distributing mirrors for reflecting natural light into darker areas will create a welcoming and spacious aura in any given space.

2. Make Your Home Seem Warm

While our falls here in Houston are really more mild, that does not mean warmth isn't welcomed. Add small, subtle touches to warm up your space. Switch out light summer throws for chunky, cozy ones Deep, earthy tones such as terracotta or warm beige can turn your home into a cozy fall getaway that potential buyers will be smitten with immediately.

3. Pillows and Blankets Will Make You Cozy in Your Rooms

A comfortable room to huddle up in right? Pillows and blankets can layer a variety of textures to cozy up rooms. Choose heavy materials such as velvet or thick knits. These not only have aesthetic value, they bring that warm fuzzy feeling everyone is looking for when viewing a potential home.

People, you only get one chance at a first impression! While Houston may not be the best place to view fall foliage like they do up north, keeping your yard in tiptop shape is important! Rake leaves, clean out the gutters and place some seasonal potted plants on your porch to liven it up a little.

5. Too much fall decor = Too tacky

Pumpkin spice and everything nice definitely say fall but avoid going overboard. Instead, concentrate on simple which often does more talking. Maybe add a few tasteful decorations, such as a timeless autumn wreath or minimalistic table centerpiece to highlight (not detract from) your home’s features. It allows buyers to see their own potential.

So in summary, when staging for a fall sale, simply use the season's natural elements but keep it simple. Bringing outdoor appeal inside with warm fall colors, maintaining curb appeal at an all-time high, and creating a cozy interior environment makes your home feel like an oasis from the outside world when it’s time to sell.
