Windsor Lakes Homeowners Association: Monthly Fee Overview

Landscape Maintenance

• Front & side yard care (up to the front fence), including:
  • Mowing, trimming, edging, and debris removal
  • Weekly mowing in the growing season, bi-weekly during the dormant season
  • Four fertilization treatments per year for lawns and shrubs
  • Regular shrub trimming
  • Annual mulch installation
  • Gutter cleaning three times per year

Sprinkler System Care

• Repair & replacement of sprinkler heads for builder-installed systems
• All repair work requires prior approval through Associa Principal Management Group of Houston

Fence Repair & Replacement

• Repair of fences and gates as needed (for builder or HOA-installed fences)
• Fence replacement once every 12 years (builder or HOA-installed)
• Homeowners are responsible for fences or gates they have installed themselves

Exterior Maintenance

• Exterior painting of homes as needed, but no more frequently than once every 8 years
• Front door refinishing as needed, no more frequently than every 3 years

Windsor Lodge Clubhouse Access

• Two household memberships for access to all clubhouse facilities and activities
• Additional fees may apply for special events and activities

Community Maintenance

• Landscaping and upkeep of common areas, including the lake, streets, sidewalks, streetlights, storm drains, gates, and access control systems

Additional Townhome Services (additional fees apply)

• Insurance: The Windsor Lakes real property insurance covers the townhome structure at full replacement cost (drywall out). Owners must secure a Condominium/HO6 policy for personal belongings, internal property, appliances, and loss assessments.
• Roof & Siding Repair/Replacement: Requires prior approval through Associa Principal Management Group of Houston.

2024 Monthly Rates

• Single-Family Homes: $255 per month
• Townhomes: $415 per month, plus an additional special assessment fee of $38.50 per month
