Overview of Windsor Lakes

Windsor Lakes is a charming gated community located within the Village of College Park, designed by The Woodlands Development Corporation. The neighborhood, which began development in 2003 and completed in 2006, features 572 homes 398 single-family residences and 174 townhomes built by Lennar Homes and Village Builders. The community was annexed by the City of Conroe in November 2000.

This exceptional community adheres to the high standards set by The Woodlands Development Corporation, ensuring that all homes and communal spaces meet the area's rigorous quality and design guidelines. Residents enjoy the benefit of a well-managed community through the Windsor Lakes Homeowners Association (HOA), which oversees the neighborhood's services and activities.

Community Structure and Governance

The Windsor Lakes HOA is governed by a five-member board of directors, all of whom are elected by the residents. The board ensures the smooth operation of the community, holding quarterly open meetings and an annual meeting each April. The HOA works with Associa Principal Management Group of Houston to handle day-to-day operations.

Upon moving into Windsor Lakes, homeowners are required to pay a $1,250 initial membership fee, which covers two homeowners and contributes to future capital improvements. Additional fees may apply for extra household members. The community also has a monthly HOA fee that covers a wide range of services, including lawn care, maintenance of common areas, fence repairs, exterior home painting, and membership to the clubhouse.

As a gated community, Windsor Lakes takes responsibility for maintaining its streets, street lighting, and storm drains. The HOA also provides access to gate remotes for a fee of $35 each.

Residency Requirements

Windsor Lakes is designed exclusively for adults aged 55 and older. At least one resident of each household must be 55 or older, and no residents under the age of 19 are permitted. Households may consist of up to four members, with any exceptions requiring approval from the HOA board.
