Whether you are looking at homes to purchase or preparing to list your home for sale there are a few things that you can do to Evaluate the home. Remember that it is always a good idea to use a professional home inspector as they can point out potential problems that can save you as the buyer and as the seller thousands of dollars.
A few items to look for include: Cracks and shifting - It is not uncommon to have a few stress cracks but are they substantial. If you see several and if they are large you may want to make a note of them so the inspector can take a look. Is the slab in good condition? Water Marks - look at the ceilings, window seals, base boards and around the exterior of the home for water marks, they could be a sign of current of past problems that require further investigation. Damp Smells - did the home flood in the past? Does the home smell moldy or do you see stains? If so ask questions or ask your REALTOR to do more investigating for you. Ambient Air - does the home feel cool when you enter (in the summer) or warm when it is cold outdoors? If not you may want to add a HVAC inspection. Roof Condition - the seller's disclosure notice will give you an idea of the roofs age but you can also do a visual evaluation yourself. Is it worn, patched or does it have large limbs and debris lying on the shingles. These could be signs of worn shingles. Plumbing - flush the toilets and run the shower, is there good water pressure? Do you see clear water, is it odor free or do you hear noises when the water is on? If so this could mean older pipes that your inspector will want to review during the inspection. Electrical - are the lights flickering during the time you are in the home? Do they dim when other appliances are turned on? If you are the owner of a older home did you have three prong outlets installedand if so were they grounded properly? When selling or buying a older home it is always advised that you inform your inspector about potential electrical concerns.
