Based on a recent survey by the National Association of Realtors the most important factors to consider when selecting a Realtor to list your home are:
Reputation (34%) was the number one factor. Honesty and being trustworthy followed in second place. Knowledge of an area followed with (13%) of the votes.
Out of the people surveyed (17%) said they would use the same agent again or refer the agent to others. Other items to consider - knowledge of the industry (how much business do they do), do they have a relationship with a reputable Title Company, are they a full time professional Realtor?
So how can you know the agent you are talking to possesses any of these traits? Ask for references, google them on the internet or you could go direct to the Houston Association of Realtors (HAR) web site. Once there select find a Realtor and type in the name of the Realtor. Then select Agent Rating Client Experience Rating. HAR allows Realtors to participate in a program, Client Experience Rating, that ask the clients of past transactions to complete a survey about the Realtor's performance. The best part of this survey is that the Realtor has to be all in or all out, they can not pick and choose transactions to submit to HAR. The survey is sent to the client by HAR and the Realtor has no control.
Once you have decided on your Realtor then ask them to provide you with a detailed marketing plan outlining their advertising methods, services offered and fees.
Choosing a Realtor is just like making the decision to use the services of other professionals in other industries do your research, ask questions and always search for the leaders in the field.
