As a listing Realtor I always ask the seller to please try leave the home during a showing and if they can not leave to please remain silent. The reason is that even the smallest amount information can be used by the buyer or buyer's Realtor as a negotiating tool. 
For example:
If you mention that you are about to close on another home or are being transferred for employment. The buyer may view this has a sign that you are eager to accept a offer even if it is low.
Think that young couple visiting with you is really trying to just be nice?  Most likely their Realtor has advised them to bond with you. Then when they turn in a low offer you could possibly be adversely influenced because you like them and they are such a nice couple.
Many sellers like to boast about upgrades or work that they did.  Most of the time the buyer really does not care about the extra braces or type of wood and you could be sending the signal that you are to attached to your home and not willing to negotiate.  You may think that you would never say anything that could be used against you but it happens more often than you think. 
I advise all of the clients I work with to defer questions to me as their Realtor, especially when talking about price or motivation.  You are not hiding anything, that is why we have all of the disclosure laws and most buyer's will do an inspection to determine any flaws that may exist.
