Part 2 - Tips to Help Sell Your Home

Part 2 of Tips to Help Sell Your Home is focus on the setting the mood to show your home. There is a big difference in the way you live in a home and how you market a home.  I hope these tips will be helpful.

1. Let in the natural light.  Homes with natural light feel airy and fresh and will appeal to buyers.  During the day open the draperies, shades or blinds to let the natural light in.  During the evening turn on room lights and ambient lighting.  Also, keep in mind the exterior should be well lit as well.

2. Leave the home.  When homeowners are home and children are around it can prevent the buyer from feeling free to talk openly with their spouse or Realtor. 

3. Distractions can cause a problem when agents are showing your home and may prevent a buyer from putting in an offer so remove all pets from the home or have them in a kennel.  Also, keep in mind that a buyer may have an allergy to or fear of animals and may not stay long enough to add your home to their list of potential homes.

4. You may not have a place for your dining room table or entertainment center in your new home but try to resist marketing these at the same time your home is on the market.  The main objective is to sell the home and all other items can be sold once you have a contract in place.

5. Your Realtor should set up a showing service to set appointments for agents to show your home.  It is very important that you allow the showing service to set the appointments for your safety and for convenience.
