I know it sounds self serving to say that now is an incredible time to buy, but NOW IS AN INCREDIBLE TIME TO BUY!
I would be very concerned about waiting any longer if you've been thinking about buying. Inventory is low and foreclosure inventory is becoming nearly impossible to find in our area. "Short Sales" seem to still be pentiful but the wait for an answer on your offer can take months and the closing can take several months more after that.
Interst rates are at rock bottom with hints of an increase in the near future. Sellers know the "slower" holiday season is around the corner and may be ready to deal. Be careful waiting any longer!
