Top tips for tenants to enjoy a smooth rental experience.

1. Understand the lease agreement.  Before signing >know your due date >duration of lease >security deposit             requirements >maintenance responsibilities >rules about guests >alterations to property. Ask your Realtor to clarify any   questions you have about the lease agreement BEFORE signing. 

2. Keep records of all payments. This helps to prevent any misunderstandings about missing or overdue rent.

3. Document the condition of the property. Take photos of any existing damage or issues to property. This is crucial    when it's time to receive your security deposit.

4. Know your rights.  >Unlawful eviction >Habitable living conditions >Privacy (landlord notice before entering) >Non-  discriminatory treatment. Familiarize yourself with the local landlord-tenant laws.

5. Take care of property. Treat property with respect as if it was your own home. Be mindful of any rules regarding      maintenance of the property. Always get approval from landlord before making alteration. This is helpful in getting          the maximum return on your security deposit.

6. Communicate with your landlord.  Always keep a record of conversations and agreements. Especially any requests  for repairs or alteration, should always be in writing. Plumbing and heating repairs should be addressed with landlord        ASAP.

7. Plan ahead for renewal or move out. If you plan to move out, know the notice period required. Keep a copy of your lease agreement readily available, this information will be indicated in the signed lease agreement. If you plan to              renew, notify your landlord in advance. 

By knowing your rights, take care of property and understand your lease terms, you can create a positive relationship with the landlord and enjoy a smooth rental experience.
