1.     The figure shown for pending sales is indicative of what is likely to close in 30-45 days.  For example, in 77380, the most likely closed sales figure for August will be 40/2 or a bit better.  So, in all but 77375 the trend will be downward for number of closings.  
2.    77381 has always been the safest investment in The Woodlands.  
3.    Creekside prices and days on the market have come to an abrupt halt.  
4.    Many sellers are terminating and giving up, preferring to wait until next year.  Risky.
5.    Sellers moving from 77381 to any of the other zip codes will make the best deal on both ends
