All real estate is local and impacted by location to amenities, such as, schools, shopping, restaurants (read my post May Valley Restaurants), parks, pools, walking trails, and proximity to work. You have heard the phrase location, location, location. Buyer's will spend more money on homes closer to the amenities even if the homes are in need of updates and repairs. The better the location the higher the price.

I have lived in May Valley for the past 16 years. I have seen the growth and rise in prices during this time. Last year (2025) the sale of homes was at a slower pace, however the sales prices have risen between 60%-90% since 2009. Economist are forecasting a balanced year between buyers and sellers and a slight increase in prices. There is a trend toward single story homes in May Valley as Empty Nester's snap up those properties. A family will prefer a two-story home. Home's with pools will sell faster, because it is very hot in Texas most of the year. Buyer's tend to prefer Conroe I.S.D. schools, but Magnolia I.S.D. is catching up.

You may be wondering how home sales have risen since the beginning of 2026, so I'm sharing some price ranges with you. The statistics below are based on free standing single family homes. If you want to know what your home may be worth, then reach out to me directly.

March 2026 Update: There are now 13 homes for sale in May Valley and 9 pending sales. There was 4 homes sold during the month of April which brings our total homes sold this year to 9. There is still less competition, but new signs are showing up in yards every day. If you are thinking of selling, you want to get your home on the market soon.

  • Quillwood: 0 homes sold; last year was between $430,000 and $450,000.
  • Hawkhurst: 1 home sold; between $350,000 and $400,000.
  • Spindle Tree: 0 homes sold; last year was between $420,000 and $540,000.
  • Vershire: 1 home sold; last year was between $500,000 and $550,000.
  • Hearthshire: 2 home sold between $600,000 and $800,000.
  • Almondell: 3 homes sold between $750,000 and $900,000.
  • Golden Orchard: 0 homes sold; last sold home was 12/18/2024; between $750,000 and $800,000.
  • Clare Point: 0 homes sold; last year was between $700,000 and $750,000.
  • Springtime Creek: 2 homes sold; last year was between $400,000 and $725,000.
