Have you ever wondered how a house you know has been listed for ages suddenly shows up as a "new" listing on HAR? When a property lingers on the MLS for an extended period, it can develop a stale image. Prospective buyers might then speculate that there's an issue with the property, causing them to overlook it. By terminating the listing and reintroducing it as new, it can breathe new life into its marketability. This week, while 31 properties were marked as "new" listings in the Heights, only 21 were fresh on the market.

MARKET UPDATE FOR SEPT 2023

  • While Houston home sales were down for an 18th consecutive month in September, the Heights broke out of the pack with a 20% increase in single-family home sales!
  • Average ($918,329) and median ($751,100) sales prices increased four and five percent, respectively.
  • Surprisingly, given the uptick in price reductions during the month, the close-to-list price ratio remained at 100%.
  • The average days on market increased to 61 days, while the median days on market were 23.
  • Months of inventory on hand is 3.2, still a seller's market.
