April is when things start getting real in the market. March gets people thinking… April gets people moving. You’ll see more homes hit the market, more buyers out looking, and decisions starting to happen a lot faster. A lot of buyers are using tax refunds toward down payments or closing costs, and while there are more options coming available, the good homes still don’t last long. If you’re buying, this is the time to be prepared—know your budget, have your pre-approval ready, and be ready to move when the right home comes up.

For sellers, April is one of the strongest months to list. Buyer activity is up, and many are trying to get settled before summer, which means more traffic and stronger offers when your home is positioned correctly. The homes that are clean, well-maintained, and priced right are the ones getting the most attention right now. Around the Houston area, we’re seeing showings increase, buyers making quicker decisions, and homes that present well moving faster than others, even as more inventory hits the market.

April really sits right in the middle of decision season. A lot of people want to be in their new home before summer—especially families planning around the next school year—so what you do this month can have a big impact on how things play out over the next few months. If making a move has even crossed your mind, this is a great time to start the conversation and put a plan in place. No pressure—just making sure you’re ready when the right opportunity shows up.
