How the Homes for Hometown Heroes Real Estate Rebate Process Works

 

Buyers – Amy is honored to give Heroes 15% of her* net commission back at closing.  Amy may be able to get your closing cost paid up to 100%**.

  1. Contact Amy: Call Amy at 713-806-9458, email Amy at Amy@AmyRocka.com, or use the contact form on the website to schedule an appointment with Amy.
  2. Search for Homes: Use the MLS to search and identify homes that you are interested in viewing.  Make sure to list Amy Craft with JLA Realty as your agent when visiting builders or open houses.
  3. Get Pre-Approved: I certainly don't want to waste your time, but I also don't want to waste my time. Getting this step out of the way makes buying a home less stressful. I can help with this.
  4. Make Offers: Work with Amy to craft a competitive offer. All offers are signed electronically so you never have to fax, print, or scan any documents. Electronic offers allow Amy to act fast and send out offers in a matter of minutes.
  5. Closing: Work closely with Amy to ensure all inspections, contingencies, and details are taken care of.
  6. Huge Rebate: Get up to 15% (of Amy’s net commission**) Realtor rebate at closing in the form of a credit on the closing statement.  **If closing statement shows a credit back to buyer, rebate will be reduced to zero out closing statement. This may happen after negotiating seller concessions to buyer.  Buyer will not receive a check from Title Company or Realtor for excess rebate**


Sellers – The Hero will receive Full Service and First-Class Representation with the sale of their property.  Amy would love to show her appreciation and give the hero 15% of her* net commission back at closing.

  2. List Your Home: Amy will work with you through the process of setting the price, listing the home, marketing and showing it, and negotiating with prospective buyers and their agents.
  3. Closing: Work closely with Amy to ensure all repairs, contingencies, and details are taken care of.
  4. Huge Rebate: Get a 15% (of Amy’s net commission) Realtor rebate at closing in the form of a credit on the closing statement. 
Hero Rebate Example
Sales or Purchase Price $250,000
Commission % 3%
Gross Commission = $7,500
Broker Fees - $1,500
Amy's Net Commission = $6,000
15% Rebated to YOU = $900

 

Hero Rebate Requirements:
 

Buyers -

  1. Signed Buyer’s Rep Agreement – this form is simple and ensures you get your rebate and that I keep my promise.  You agree to use Amy exclusively as your buyer representative for the next six months and Amy puts that agreement in writing. By doing so, you change from a customer to a client. A client is one to whom Amy owes fiduciary responsibilities and representation.
  2. MLS-Listed Home. For a home to qualify for our Rebate Programs it must:
    • Be listed in the MLS. Most homes you find on Zillow, Trulia, Realtor.com, and in new home communities are listed in the MLS.
    • Meet minimum home purchase of $150,000 and be your primary residence.
    • Make sure to list Amy Craft with JLA Realty as your agent when visiting builders or open houses.
  3. Rebates are handled at closing. They must be approved by your mortgage lender, be within your loan's concession limits, and show on your closing statement.  Your LENDER MUST agree to you receiving a credit or a rebate at closing. If you are paying cash, this is not an issue.

Sellers -

  1. A signed Listing Agreement – this form is simple and ensures you get your rebate and that I keep my promise.  You agree to hire Amy to list/sell your home for the next six months, minimum.
  2. MLS-Listed Home. For a home to qualify for our Rebate Programs it must:
    • Be listed on the MLS. 
    • Meet minimum home selling price of $150,000.
  3. Prepare your Home – Prepare your home to sell.
    • Keep house clean, tidy and organized.  Remove clutter.
    • Keep lawn well maintained.
    • Approve showing requests.
  4. Rebates are handled at closing. The rebate will be credited to you at closing and go toward your closing expenses, so you bring that much less money to closing. Amy will be paying that amount from her* net commission on your behalf. The rebate MUST show on your closing statement
