HDT Builders's latest creation. An urban twist to the modern farmhouse style. 4240 SF. 3 (or 4?) bedrooms, 4.5 baths. Study (or guest room) downstairs with full bath. Energy efficient: 2x6 exterior wall construction, foamed attic and crawlspace, tankless water heater, 16 SEER Hi efficiency CAH,efficient windows, solar-ready.
The second floor is set back from street so it fits well with neighborhood. The simple fence complements its Hill Country inspirations as does the metal roofs in front. The urban location (walk to a dozen eateries) offers the best the Heights has to offer, as well as the premier Harvard Elementary. See 3D Tour at link above or here: http://bit.ly/HeightsFarmhouse
Board and batten siding and bead board ceiling add to period look. Exposed rafter tails. Even the roof overhang has beaded board overhang for authenticity. The raspberry entry door makes a statement too.
Entry is through foyer with inset floor. Craftsman columns and bookcases lead to dining room. On the other side, pocket doors (used extensively in the house) open to study. Tall ceilings and solid oak floors on both levels.
Sophisticated period look continues with block paneling and unique fixtures. Sal Rivera and his crew of Houston Total Carpentry are some of the best trim carpenters in the Heights. They do all of HDT's carpentry.
Another view of block-paneled dining room. JeldWen windows are used in HDT homes.
Downstairs study. Pocket doors allow it to be closed for privacy or completely open for spacious feel. Dee selected some very unique fans for the house.
The study has a full bath with shower. This gives added flexibility, like being used as a guest suite. The exterior wall is framed to easily add another exterior door to serve this room.
Full bath with closet off the study.
Another shot of downstairs bath. All the showers are curbless, barrier free. This one has a linear drain. Crafted subway tiles add a texture to the walls.
The downstairs closet has another hidden pocket. People love these storage areas for seasonal stuff, etc.. Kids love them too.
The foyer leads past the stairs to living area. These solid core doors are 8 ft tall to add to spacious feel of house.
48 inch gas fireplace has flanking Craftsman-style bookcases with windows above. This room opens to kitchen. Breakfast nook is to the right.
A row of windows overlook large back yard. Lots of light, but energy efficient. Low-e JeldWen windows, 2x6 exterior walls and overall energy design of house leads to a HERS Score of 50. Half the rating of a typical new home. See HERS certificate in document section of this listing.
Looking from living room to kitchen. Door at end of kitchen counter leads to powder room and mud room. There are links to a video walk-through of the home, as well as a Matterport 3D Tour so you can have 360 degree views of all the rooms. Find links at listing page or copy & paste this URL for the 3 D tour https://bhpptours.com/70510half.
The breakfast nook overlooks brick-paved covered porch and the big back yard.
You will feel like a true chef in your dream kitchen. Professional grade Jennair appliances. 48 inch double convection oven with griddle features dual-stacked burners, glide racks with flat tines, heavy cast iron grates, halo-effect knobs, wi-fi connectivity. See spec sheets for more.
Large glass pendant lights add to the artistry of the house. 48 inch built-in refrigerator has black interior. Dee selected brushed granite for counter tops. The brushed finish doesn't show fingerprints like polished granite does. Door to left goes past pantry into dining room.
Hall to the rights goes to powder room, then steps down to mud room. This in turns leads to covered side porch or to attached garage. The mud room closet is elevator capable.
Six burner stove with griddle. Industrial-look vent fan above it. Microwave drawer at end of cabinets. Furniture style feet on cabinets give a more sophisticated look. Soft-close doors and drawers. All the little details on how tile and trim fit together, and the quality of finishes show the amount of attention HDT pays to detail.
Butlers pantry as well as walk in pantry. Brushed granite counter tops here too.
Not shown is butlers pantry with granite counters and glass-front cabinets. This walk in pantry is next to it. Dee is the artistic/creative force behind HDT Builders. She is also the site supervisor ( a rare combination). No detail is missed by her and her chosen Craftsmen. She even includes things like spice racks in the pantry . This is barely seen on the right.
Leaving kitchen, go past powder room to mud room. This brick-paved area and the porch outside are covered in reclaimed Chicago brick.
This area of mud room is elevator capable if you desire that in the future. Remove these cabinets and some of the cabinets in master suite above to install elevator. The area above this in attic is wired for elevator and phone.
Stairway is unobtrusive. It leads to 3 bedrooms, each with its own bath, laundry, and game room.
Game room/media room is at top of stairs. It is pre-wired for lots of options. See pdf for wiring diagram.
Even laundry room is luxurious. Located upstairs, it has has granite and a stainless sink. The stained glass window (and two over stairway) are by local glass artist, Karen Farrell.
Upstairs has 9 foot ceilings and solid oak floors. The master suite has coffered ceiling to make it feel even roomier.
The master suite has two large closets in the bath, plus one in the bedroom itself. This is the closet that could be opened to use for elevator. It would open to mud room below.
Stunning master bath is a dream. Porcelain tile looks like marble but does not have the maintenance issues. Curbless shower with linear drain, dual shower heads. Deep, soaking tub.
HDT Builders does not build a lot of homes. Each is handcrafted and distinctive from the others. A common feature though is having spa-like master bath in each home. A true retreat from daily stress. The black granite chosen here has a mat (leather-like) texture.
The marble-like porcelain tile on the walls is shiny. The same tile, but in a non-slip surface is used on the floor. Rain head shower plus hand held shower. The latest style linear drain. A tankless water heater used to keep up with demand without wasting energy.
There are his, her and our closets. Hers, of course, is larger and has built-in dresser. The natural light from window helps with selecting colors.
"His" closet is across from hers.
Bedroom 2. All have tall ceilings, oak floors.
Cool looking plumbing and lighting fixtures throughout the house. Even the secondary baths are great.
All of the showers are curbless, meaning there is no threshold to step over. Another bath has a tub in case someone prefers that to a shower.
Bedroom 3. There are 3 bedrooms upstairs, each with its own bath. The study/den downstairs could also serve as a guest suite depending on your family situation. There is a walk-through video and a 3D tour available to give you a better feel for layout.
Bath for 3rd bedroom.
This bath has tub instead of stand alone shower.. The craftsmen who do HDT's tile work do amazing work are chosen for their skill. It is seen in the little details, like how corners fit.
A lot of planning went into this house for today and the future. The large side yard is clear of utilities for future pool. Home has foamed attic (between rafters) so heat is kept out of attic instead of being trapped in it. It is also solar-ready for when energy costs go up. 2X6 exterior walls give higher R value due to more insulation. Tankless water heater. It is also situated so you can leave your car at home and walk to many Heights restaurants.
This outdoor living space has flexibility too. Put up a TV. Escape from the sun after you install a pool. Reclaimed Chicago brick will take a lot of abuse. Doors enter mud room. For video of house click on video links or copy and paste this link: http://bit.ly/VideoHeightsFarmhouse
HDT Builders chose this particular building site for two reasons: It is zoned to sought-after Harvard Elementary and urban atmosphere of being able to walk to so many restaurants.
