Wanting to start an Apartment Locator service...

Recently, I passed my education/exam requirements to become a salesperson. I want to start an apartment locator web site, but I need to be sponsored by a broker to be an "active" salesperson.Can I practice real estate with a residential brokerage like Keller Williams, while operating an apartment locator web site on the side?

It's something I'd recommend you discuss with your potential sponsor before you're sponsored, but with most brokerages you're free to specialize in whatever niche you want. If you're considering apartment locating you definitely will need to invest in a website and use a data feed from apartment data.com or or smartlocating.com
I'd recommend you advertise quite a bit on craigslist.com and possibly on sites catering to graduates and Houston newcomers. This is a highly competitive area and the "big dogs" do a lot of expensive advertising. I'd recommend you go with a company that specializes in apartments. Your commission split will be a lot less but you'll learn the business and probably have a lot of incoming calls. Best of luck!

Hi Jake !You can be a Realtor & an Apartment Locator If your Broker allows it.You may only have one Broker.You would have to go by your Brokers rules.Your Broker would need to get vendor approval at alot of the properties and some charge compliance fees in order to pay . The commission goes to the Broker who then gives you your share.A Realtor may only get paid by their Brokers company.You may also just join an Apartment Locating service where they allow you to do just Locating or both.good Luck!

Hi Jake,

You will want to discuss this question when you interview Brokers. The Broker is responsible for all sales persons in the office and they the rules for the brokerage.
