Does anyone know of any first time home buyer grants

I have a couple of buyers that have been pre approved but they keep asking about first time home buyer grants, can anyone refer me a lender that offers this program? Thank you in advance.

There are multiple programs available, most depend on income. There is a tool if you look on matrix on the right side gives you a number of tools including home buyer assistance link. I have closed a couple with HAP you may want to try looking into it, maybe it can work w your client. Hope it helps.

I have found that most lenders don't like to work with these type or programs. As they require a lot more than a traditional loan. I have worked with the GRP Group they specialize in these programs and also have a training class for agents https://www.grplending.com/. Hope this information is helpful.

Yes! There are SEVERAL down payment programs that are offered and not all mortgage companies do them all. I would reach out to Blackstone Mortgage about some of their programs. Yes, most lenders will offer these programs. Recently funds for many of these programs had dried up, but they may be starting to come back now. These programs are usually occupation, income and credit driven. Check with your lender for more information.

First time home buyers programs are also known as down payment assistance programs. They are great for people who need help with the downpayment, but it is important to understand that they usually come with a bit of an interest rate increase. Not all lenders like to work with these programs or know all there is to know about them. Most all lenders offer this. These programs come and go but there are always programs for first time home buyers. Pm or email me. Would be happy to share the lenders I know that offer this.

Yes, there are programs for 1st time buyers, most of them if not all are income driven. There is Homes for Heroes (Medical, First Responders, Educators, and Military) as well. Get with the Loan Officer they should have more info for them and try to get them whatever they can, it's their fiduciary responsibility as well.
