A new home buyer wanted to know, what happens if a buyer files Homestead and he’s over 65 can’t they claim both over the 65 and Homestead exemption?

Yes! On the Homestead form it ask if you are also over 65. Both of these can only be used on your personal home. Any rentals or vacation homes owned by them will have to pay taxes without exemptions.

If the owner qualifies for both the $10,000 exemption for age 65 or older homeowners and the $10,000 exemption for disabled homeowners, the owner must choose one or the other for school taxes. The owner cannot receive both exemptions.

Yes both exemptions can be claimed. If previous homeowners were claiming homestead exemption, then new homeowner keeps homestead exemption till the end of the year in which house was purchased by new homeowners. Then starting January 1st new owners should file homestead exemption with county appraisal district under their name.
Also keep in mind that not every taxing unit offers homestead exemption. MUD districts don't offer homestead exemptions and they don't offer exemptions for people over 65.

Yes, that can claim both. The senior exemption can be claimed immediately after closing, the homestead can be filed after January 1st. (and before 4/30)

Great question! Yes a person may file homestead and the Age 65 or older exemptions. Individuals age 65 or older homestead owners qualify for a $10,000 homestead exemption for school district taxes, in addition to the $25,000 homestead exemption.

You may apply to the appraisal district up to one year after the date you become age 65 or qualify for disability or up to two years after the taxes are due. If your application is approved, you will receive the exemption for the entire year in which you become age 65 and for subsequent years as long as you own a qualified homestead. Beginning in 2005, if your date of birth was on your original homestead application or other written correspondence to the appraisal district about your homestead you will automatically receive the age 65 or older exemption without applying, if you are entitled to the general homestead exemption.

Yes, but it can very per taxing unity. if you are over 65 you can file as soon as you turn 65 and do not have to wait until the following year time line. thst is it e rule for Harris County.
