Funded by the CBC Mortgage Agency, this program Chenoa fund offers the ability to utilize an FHA-insured home loan by offering eligible applicants 3.5% of the purchase price to cover the down-payment. The assistance funds come in the form of a zero-interest second mortgage with a 30-year term. This second mortgage will be forgiven if the borrower makes 36 consecutive, on-time payments on the first mortgage.

Even with the current seller's market, buyers can take advantage of several options of incentive programs or down payment assistance. There are numerous programs to check to see if some type of help for a buyer is available. A few of the programs are Harris County DAP, NAACA, Harvey Home buyer Assistance Program, Avenue CDC - Neighborhood Lift, SETH, City of Houston Hope program, TSAHC, USDA, Veterans assistance and MCC to name a few. Some other optional sources are Orchard, Ribbon and Divvy Homes. Check with your realtor for programs that may be specific to your home buying needs. Also, some lenders can approve you for some of these programs.

As mentioned above downpaymenttx.org is a good place to start. Each program and participating lender have different requirements for different income levels and credit scores. It is hard to say what you as an individual would qualify for due to so many different factors.

Some programs will come with educational requirements that will not only help get you the down payment assistance, but will also help you repair and maintain your finances even after you get financing.
