How can a person with a felony find housing?

Theft felony less than 7 yrs, looking for a rental home in humble area , very stable job with good income, fair credit . Finding it almost impossible to find a very decent place that will accept past conviction

Great to hear you are pushing forward and trying to maintain employment and to obtain housing as well. Find you a buyer's agent that can assist you in locating properties in your search criteria. If you have a felony, you want to get a realtor to search for places or landlords that accept felons. The best thing you could do is be honest and upfront. Everyone deserves a second chance. The best thing you could do is but a home.

Hello Steph, as other have stated it may be difficult but there are some out there that will give second chances. I have had a couple landlord clients that would be compassionate. Now with that compassion will generally come with different stipulations on renting. You may suggest paying a few months a head of time if possible. Offer putting down the security deposit plus two months. Ac couple of my clients have even been ok with starting out on a 3 month lease as a probationary basis and then renew after three months if the all went well. I would say the first step is to make sure you have a Realtor® you can work with as it will definitely with negotiating terms and helping talk you up to the listing agent. Hope this helps Steph!

It’s hard for everyone right now because of the lack of inventory. I would get your “ fair” credit up to “ great credit” and then most won’t care about your past near as much. Otherwise look for homes that have been on the market for a long time and try those. A letter sent with applications help but your credit rating is what most care about. Normally should not over 600. If it’s over 650 you might could purchase and your payment could be less than renting. There are also no down payment loans available. Good luck!

Good morning Steph,

In my experience with landlords I’ve worked with, they were open to such felony (theft) provided the applicant told them the ENTIRE situation up front. The more information they knew about prior to it popping up when doing credit and background checks, the better. Before paying the application fee, see if you can ask the property owner if that is something they would consider for you. I hope this helps. :)

well this may be a hard one to do, but there are some landlords that will do second chance renting. Please keep in mind they will do a full background on you before they approve you.
