Loopnet is a great source, but you should work with a commercial realtor, to help you find the best location for you!

CoStar & Loopnet are trusted sites to find commercial properties for the nature of your clients objective. CoStar will give you the most robust data you need to pull comps, rental comparisons, etc. Connecting with other agents with clients doing similar deals helps as well. I have several commercial clients which are selling properties; it would be good to connect.

LoopNet is free. Costar has a monthly fee. The app for LoopNet is pretty good but you are limited to what is posted in LoopNet. I use it a lot and it is a great source.

Loop Net and CoStar is what I like to use. Keep in mind when ever you call on a property, always ask what else they have available. I find most of my properties this way.

RPR has a commercial version available to REALTORS too.

Loopnet, Crexi, Commgate are the most used. They all require a subscription. Remember TREC requires agents to have through knowledge of the field they are practicing. You could start with the new HAR Commercial Introduction course. You could do a referral to a Qualified experienced commercial agent and ask to work along side to gain some mentoring. All Brokers need to require mentoring in this field. It is extremely complicated and I can’t think of any client that would be well served by an agent without substantial experience in the Commercial field.

Your question makes me believe you don’t have any commercial experience. These are complicated transactions and should not be attempted by a residential agent with no experience in this field. That would violate TREC’s competency rule.

Even if you are just looking for a piece of land, do you understand the different phases of environmental inspections that may need to be done to prevent your client from buying a toxic waste dump?

Commercial lawsuits can have incredibly large judgments and your E&O Insurance isn’t likely to cover you if you had no experience in this field.

Please get with your broker first before deciding whether to move forward with a transaction of this nature.

By the way, all good search alternatives above, especially the suggestion about networking with other commercial agents. Good luck!

P.S. - I have bought and sold commercial properties of my own and I wouldn’t even think about representing myself in a commercial transaction since it is not my field of expertise.

I second Loopnet, but agree with others in suggesting you discuss with your Broker if you’re considering brokering a commercial transaction without commercial experience. Good luck!
