Section 8 renters are generally considered high-risk renters. Unfortunately, some landlords had a bad experience which reflects badly on some very good sec 8 renters. The landlords want to protect themself from the unforeseen damages after the tenant moves out. There is also an inspection conducted by the housing authority prior to the tenant moving in, and any flaws such as non-working fire alarms, broken windows, etc.have to be remediated by the landlord which is added expense for the owner of the property.
Section 8 comes out and the owner has to make all kinds of repairs. They have rights and so there is a check list and you have to do everything they ask for. Second if tenant starts making more they start paying less and often the tenant doesn’t tell them or make up the difference. They are a lot of work.
