What does "under contract - pending" mean?

This is my first time using HAR, and I am looking at homes to rent. Some of them say "under contract - pending" and I'm not sure what that means exactly. Is it no longer for lease? Has someone already signed a contract to move in?

This is my first time using HAR, and I am looking at homes to rent. Some of them say "under contract - pending" and I'm not sure what that means exactly. Is it no longer for lease? Has someone already signed a contract to move in?

Hello Jayme! According to HAR.com's MLS Status Definitions, Pending means, "Used for listings under contact and are no longer available to show." This is because an offer has already been accepted on the property and it is under contract. You can view the other status definitions in the link below.

This is a great question. I think a lot of consumers confuse Under contract pending with option pending.

Yes, if the listing says pending it means an application has been accepted and a lease has been signed or will be shortly. It is not until the final step of the tenant occupying a property and paying first month's rent will it listed as closed. Should anything fall thru, the property will list as Active once again.

Hi Jayme, on har.com and within the app, you can filter out the homes that are no longer available.
The steps on har.com: "more filters..." and look on the left for "listing status".. you will click on "any status" and select "for sale / for lease (A)". - Now the listings that will show are the available ones.
The steps for the har app: you wold just scroll down to "status" and click "all statuses" and pick "for sale / for lease".
I hope in the near future they make this simpler for users!

Thanks for holding this discussion. I think pending means, are out of the Option Period to back out of the Contract due to repairs http://www.radiantcutbaguettes.com/diamond-facts/the-specialties-of-a-baguette-eternity-ring/ . This study gives me more ideas on UNDER CONTRACT - PENDING. It is really a new knowledge for me.
