Commercial Property Designation - HCAD has it residential how can it be zoned as commercial?

Customer wants to list property - vacant land- that is designated as residential in HCAD but thinks it can also be commercial. How is this determined or how can it be confirmed as commercial?

It all depends on the deed restrictions. Ask seller if he pays annual dues and to who ? Call them and ask . If he pays no dues then it’s probable unrestricted and can be used as commercial property.

File an application with the city or county depending on where the property is located to ask to change it to commercial. If you intend to build tell them what you want to build. There are many facets to this scenario. You need a Realtor highly qualified in Commercial Real Estate to guide you through this long process.

A Simple way to get Zoning Information is go to Local Zoning Office, City Hall or Local Planning Board and Ask Copy of your Local Ordiance. Zoning Ordiance is Public Record so any Property Owner may get Copy with request.
