HI Carlos,

This question is best reserved for structural engineers, rather than Realtors. We are not experts in that field.

However, having seen enough homes with foundation issues, here is what I look for when touring a prospective home with my buyers, in a nutshell:
- Check for cracks in the exterior walls- I walk all around the home; look for cracks in foundation, walls, underneath windows, chimneys etc.
- On the interior- check for cracks in ceilings, trim, around, above or below windows and doors, across walls, or across tiles on the floor(s)
- Look for uneven flooring- does the floor slope in any of the corners of each room
- Do interior and exterior doors close properly? If open, do they remain open?

Not all cracks may be indicative of foundation problems. Some could be simple mortar cracks, corner pops in foundation (very common), dry tape on interior, etc.
If you observe any of these in your home, or a home you plan on purchasing, I would recommend that you hire a structural engineer for an evaluation.

Only a structural engineer could be accurate at determining if there is a foundation issue. However, when viewing homes you could look for clues. For instance, look at how doors and windows open and shut. Do they drag or appear twisted and no longer square within their frames. Typically doors will appear as if not square in their frames when shut, and often the doorknob and its strike-plate no longer line up to keep the door closed. Cracks that seem to run at an angle out from the top corners of window and door frames might be a clue of potential irregular settling of the home. Not all cracks, however, are related to foundation. Some are just cosmetic dryness and expansion and contraction in the drywall and its drywall texturing putty. A good home inspector will be able to alert you to the possible clues that a foundation in the home requires further investigation.

It should be cited on the Seller’s Disclosure. If that is not sufficient, a buyer can have an inspection performed at his expense. Foundation inspection can take place during option period. I’ve had it done and gained peace of mind for it.

I like to take these steps in determining Foundation Issues. First of all it is always good to check for the signs of foundation issues like cracks on the interior and exterior walls and floors, uneven floors and doors & windows not shutting properly. Then you can call a Foundation Repair Company to inspect the property and give you a free estimate of repairs. If this is not sufficient then you could call a structural engineer. Keep in mind when you hire a Home Inspector they should also be able to tell you if they see signs of Foundation Issues.

The best way is to call a reputable foundation company. I have used Du West many times and only once have they found an issue. Tell-tell signs are cracks in the foundation it’s self. Are their cracks coming down in uneven lines on the wall. The lines are generally uneven. Many cracks in the corner of the ceilings or from Drywall tape aging or drying out. Are there cracks in the brick? Most homes will have some settling. As I said, I have seen 6-7 home with signs of settling, only one needed repair. The inspection report usually tells you if you need a foundation repair person to give his opinion. There are some Inspectors who are engineers. They do cost more. A buyer should be given the choice of which path they prefer to follow.
