Does anyone know any Builders who can purchase a lot and build home for me?

I am working with a program who only offers loans to new constructions homes that are already built. Not construction loan. A good loan program just inconvenient for those of us who want to build a custom home.

The custom homes I've participated in with my home buying clients have been transactions where the buyer locates their lot, we negotiate a contract for the purchase of the lot. Then, during the escrow period we work with their chosen Home Builder to finalize the blueprints and the selections and budgets for each aspect of the build process. The appraiser appraises the property "subject to" the completion of the home. The closing is a one-time closing of the lot and the plans for the house. The title company holds the funds in Escrow and follows the Draw Schedule for receiving the funds as the home is built. The majority of the custom home builds I am the Buyer's Agent for have been financed by either Amergy Bank or First Community Credit Union. Mostly Amergy. (I'm working on one now with Amergy) Most custom home builders will have a relationship with a preferred bank as a convenience for the buyer. The vast majority of my 21 year real estate brokerage practice is with guiding home buyers through their custom home negotiations and building process, from finding the lot to the closing. Bad credit score can be a thing of the past if only you can reach out to Creditrepairmannetwork@gmail.Com. i just got out of bankruptcy and a need to purchase a house is my utmost priority. There are a few builders out there that will. They will see if the area is profitable. They will see if it's a benefit to build in that area. Not all of them are custom home builders.It can be done just do your homework on the builder that do the job.

Yes. New construction will depend on location and type of style. Choosing a builder that is experienced in your style is step 1, getting pre-approved is next, producing financials, etc. However, if interested in custom home building, down payment of 20-25% may be required for new construction loan by lender.
