How & when is a best answer chosen?

Sadly, no matter how great a response from any particular individual, sometimes, no “best answer” is ever chosen.

According to HAR:

Providing Answers
Community members can provide answers to open questions posted by other community members. Your answer to a question may be chosen as the best one, earning you extra points and increasing your user level.

Questions remain open until a “Best Answer” has been chosen, at which point the question is resolved and answers can no longer be posted. Questions can also be flagged as “Favorite”, which are stored in a list for quick reference.

The person posting the question typically picks the "best answer". Can happen anytime or not happen at all (which seems to be most of the questions posted by the public and Realtors).

1. Listings and Types of Properties: Listings of residential properties of the
following types, which are listed subject to a real estate broker’s license, located within
the territorial jurisdiction of the Multiple Listing Service (“MLS”) taken by Participants (also
referred to as Participant Subscribers) must be broker-loaded with the MLS within three
(3) days after the commencement of the term of the listing contract and all necessary
signatures of seller(s) or lessor(s) have been obtained.
