Congratulations on choosing to purchase as apposed to renting. Let me ask you, Are you or your significant other a Veteran? In regards to your credit, there are several options to choose from when seeking credit repair services. You have to choose the one that meets your individual needs. Another consideration is good credit and bad credit mean different things to different lenders. For example one lender may be able to work with your credit score while another will not. There are other organizations that will lend funds to individuals with not good credit. I hope this helps...

Hi, If you have a steady job and i know some lenders who can sit with you and get all the details they need to help you to build your credit in few months which you will need as they say. Also extra help from any side of family members who is ready to co-sign as a Guarantor might be helpful to the Lender.

Buying your first home can be so exciting and so scary all at the same time. But don't worry, we handle families like yours all the time. The first thing is to build your home buying team, beginning with a Realtor and a Lender. I like to work with Chris Bonin of NewCity Mortgage. With a very simple online application Chris can get you pre-approved and let us know how much you can afford (and should) spend. He has access to many first time home buying grants to assist with down payments. At that point, we will have some conversations about what you want and where you want to live. And then the fun begins, we start looking at houses. Once we find THE house, other members will join your team (the inspector, appraiser, etc.) The important thing to remember is that you are not in this alone. Your home buying team will stay with you from the beginning until the last moving truck pulls away.

If you are a first-time home-buyer, navigating all the new information about home-ownershi, the home buying process, and mortgages can seem overwhelming. If you are beginning the mortgage shopping process but have no clue as to what information you'll need and whether or not you'll even qualify, here is some information that may make the process a little smoother.
Will I Qualify for A Mortgage?-There are essentially three things that lenders look at to determine whether or not you qualify for a mortgage.
Income Verification
When purchasing a property, all income of a home-buyer must be validated by a mortgage underwriter in order to receive a loan. Income verification can be done using several types of documents such as a W-2 statement, paycheck stubs, or income tax statements that show proof of income. These documents usually will have to span a period of two years or more to show you have a history of a steady income. Income proof can include such things as child support payments, disability payments, or income from the Social Security Administration. These additional monthly payments can increase your potential to qualify for a mortgage, as well as the amount you will qualify for, but like regular income, must be validated in order to count.
Debt-To-Income Ratio
Another important factor in getting a mortgage will be your debt-to-income ratio. This involves looking at your total debt load and monthly payments, including car payments, credit card debt, and any student loan debt. If the ratio of debt exceeds 40 % of your income, you will likely have to pay off some debt before you will qualify for a loan. In this case you may want to seek out the advice of a financial advisor to help with this process.
Credit History
The final consideration that lenders will take into account in determining whether you qualify for a mortgage is your credit history and score. Call me an I will share some great information and tips with you!

What a great question. Open your first credit card account. If you have already established some credit history, look for a card with a low spending limit, which may be easier to qualify for if your credit history is limited. Make small charges that you can easily pay off right away, and pay the balance in full every month. This will help build a profile on your credit report of responsible credit use and reliable payment.

I was in your position a few years ago. We found a lender that considered our education and history of paying all of the utility bills in a timely fashion. I also had a client in your position and the lender was able to do a loan. Ask your Realtor for a list of lenders and find one that will mee your needs.

Hello Yesenia, buying a home is a huge step, congratulations! I purchased my first home at 23 years old without a spouse. My realtor told me I would not qualify for a house with my income. Because I was determined to make this purchased, I suggested she give my application to a lender and allow the lender to make the final decision. As mentioned already the first step is to contact a lender and get pre-approved. I was pre-approved and was so excited to start my search for a home. The next step was to select a realtor that would advise me in selecting my first home. I sure would enjoy sharing this first time home buying experience with you and your family.

Congratulations on your decision to purchase your first home! I have worked with several 1st time buyers! Its one of my specialties. There are several key steps involved when buying your first home. Three key initial steps are: 1. Selecting the right agent to help you, and 2. Finding a good lender. Lenders are the most qualified to explain what you need to do to qualify for a mortgage. This process is different than building credit for others purchases and things! 3. Getting pre-pproved/pre-qualified.There are so many different mortgage companies out there. It can be overwhelming. However, my thoughts are that obtaining an experienced loan officer is the key to getting approved for the best loan for your family. As a salesperson, I have experienced some great lenders. Hello Yesenia,

The true "first step" would be to speak with a lender. One of the key elements in determining if you can obtain a mortgage for your first home is your credit report (credit scores). With nothing to view, a lender can't see any history of you paying back debt. There will be some lenders that might be able to determine your ability to pay back debt in other ways, but most will need to see something on a credit report. Some will assist you and provide tips on how to create some history quickly.

You might be surprised that you might have some history and not even know it. Again, a good lender that works with 1st time home buyers can explain how to do this. I'll include a link below to my website and a few lenders you can reach out to. They all are patient and can help you...no charge! Once you have the financing established, then the fun part can really begin as far as looking at homes. Be patient, keep saving money as best you can, and get with one of those lenders soon.
