Looking to invest in Houston

Hello, I’m in California and I’m looking to acquire a few rental properties in Houston but am unsure on which neighborhoods I should be focusing on. My goal is to have passive income through cash flow properties. Im interested in either multi family with the maximum of 4 units (less is fine) or SFR 3/2. Are there any realtors here that has delt specifically with out of state investors? Any zip codes you recommend I should be looking at?

I would prefer staying around the 150k range for SFR. For multi family, I’m willing to go up to 300k.

I'm sure the Texas market vs. Cali market must be very appealing for your wallet!

Houston continues to grow in almost every direction, with suburbs continuing to build new schools every year and builders staying busy. For basics on the Houston area, The Woodlands, Sugar Land, and Katy are some of the most popular areas outside of the Beltway 8 for families. And anything near or inside the 610 loop with likely be a 1970's build or earlier, unless it's a rebuild. Good luck in your search.

People who rent are looking for neighborhoods that are in a good proximity to where they work, OR, if it's a family, they're looking for neighborhoods zoned to certain schools. I've been on both sides with helping renters find neighborhoods and in turn showing investors where renters are looking to live. Your price range is a good one but competitive with others who are looking as well. If you need further assistance I'm available. Good luck to you.

Great questions! I got started in real estate as an investor in SFR properties and have been able to help several of my clients identify suitable properties for producing a nice return on cash. Though I now work full time as a real estate agent, I find myself helping folks find investment homes fairly frequently. If you're using financing, I evaluate a property's potential by asking three questions:

1) Taking management fees, repair budgets, and loan costs into account, will it be cash flow positive?
2) Will it appreciate organically with the market and/or can I help it appreciate inorganically through improvements?
3) How much principle will be paid down by the tenants if the home was sold at the 5, 10, 15, 20, 25, and 30 year marks?

There's always opportunity in Greater Houston, and rising interest rates will only increase that for financially-stable investors. People who are struggling to step into mortgages continue to need quality housing to rent. If you're in a good position, this is still a stellar market.

As for specific zip codes, I'd recommend finding an agent who truly understands the market and the math behind investment. They'll be able to help you set up automated searches that will provide you with a list of properties worthy of further consideration. Happy hunting!
