There is not an eraser for the past. Start using the pencil for the future. Write a letter, add it to your application. Tell how you have and are changing your life. Like going to church, good work history, positive things you are doing in the community. Live life on 20/80 rule. Putting First 20% of income back for saving and tithe. Stop the instance gratification that what got you in trouble in the first place. Now go Buy Your Ownwn Home. Nobody check background on home buyers.

It's pretty simple you must get on the phone. Call a few property manager ask them about their complex policy. Your. renter maybe able to get in. Sometime people get a second chance iife.

I'm a long-time landlord. We own multiple single family rental homes. I deal with people every day. Every situation is different.
My wife and I thoroughly evaluate each application we get for our properties and more often than not, we are willing to give people second chances.

Hello Benjamin,
I help many with less than desirable issues ranging from credit, income, criminal and rental history. The key is to find an agent that is willing to do a little more work than typical. As a tenants agent, we are free to you and represent your best interest. You will need someone you can be confident in and be completely honest with. For example, I sit down with every client, talk about what a typical landlord is going to look at. Then you will have an opportunity to tell me what if any issues we may be facing, I say we because we are in the journey together. Then we start looking for homes. Before you pay for an application, I will call the landlord or their agent, let them know what we are looking at and see if the landlord will be willing to consider it. They won't accept you without an application, but they will typically give a definite no and save you some money, or they will say yes we will consider it. Usually, as long as that is the only issue popping up they will accept.

It is difficult to find a landlord who is willing to give good people a second chance. I know of a reputable company that specializes in just that, second chances. The policy on renting to felons is as follows:

Applicant(s) are subject to a criminal background check. Applicant(s) will be denied if convicted of an offense which requires offenders to register as a sex offender or includes him/her on the terrorism database regardless of conviction date. Applicant(s) will be denied if convicted of the illegal manufacturing or distribution of a controlled substance. Applicant(s) will be denied if convicted or subject to deferred adjudication for a felony (or similar offenses in jurisdictions other than Texas) if the incarceration, probation or deferred adjudication period was completed within 7 years from the date of application. Applicant(s) will be denied if convicted or subject to deferred adjudication for a Class A misdemeanor involving (illegal drugs or weapons) if the incarceration, probation or deferred adjudication period was within 7 years of the date of application.
