I can answer you with a definitive "maybe". An appraiser is the only one allowed to determine the value of a home - a Realtor can assist you with the list and ultimate sales price. There are a number of factors that go into this forf your home. For instance if these updates are what is standard in your neighborhood, it may not mean an increased sales price but it will help it sell quicker. If the updates were cosmetic upgrades, it would depend on the quality and appeal of the updates compared to your neighborhood trends and what buyers are looking for. The most exact way to determine what your home could list for, would be to connect with a Realtor who specializes in your area of town. They will be able to give you a "comparative market analysis" of sales similar to your home in the last 6 months and can show you how your home compares. Usually updates will bring a greater value to your home. You may not see a dollar for dollar increase, but overall it will help your home sell for more and usually quicker. Hi Michelle,

Yes upgrades change the value of the houses. The cost of your renovation versus the value of it is the technical term. Value/Renovation % is higher for mainly upgrades done on garage door, entry door, kitchen counter tops etc. I have added the link that can give you an idea about the value versus cost of renovation. There is not a set answer to this. For example, putting on a new roof is like changing tires on a car - considered normal maintenance. However, upgrading flooring, counters, HVAC, etc, can add value. It also depends on your neighbors. Yep, your neighbors probably have the most influence on your value. If you want to know why, I'm happy to explain.

There is a very good chance upgrading or updating your home would increase it's market value, but it is not a guarantee. Did you exceed the updates in your immediate competition or did your improvements bring you into a competitive level? Are the Updates you chose and went with going to appeal to most buyers or will they be more specific in taste?

Possibly. Depending on the updates, what other homes in your area have and don’t have. Say for instance you had Formica countertops and all the others in the neighborhood have granite and you just upgraded to granite, then it would bring the value of your home up closer to market value. However, if recently sold homes in the Neighboorhood don’t have granite, it may not affect the value too much. Now your home is ‘worth’ more than someone is ‘willing to pay’ for it in that neighborhood. Why? Because there are no comps to back up the higher price. The value of a home is based on the other homes similar in size and age (other variables) of your home that have sold in neighborhood typically in the last 6 months. A realtor can help you with determining what things you could do to help you raise the value. Sometimes it may be nothing; Sometimes a few things might help. Your realtor should create a realtor packet for the appraiser that list all the things that were done to the property, that way they can consider those things when appraising the home.

The value could change depending on which updates you did. The best updates to do would be to the kitchen and bathroom areas. Be careful to not over do it, as you want to get your money back, when it's time to sell. Doing upgrades will most likely increase the value and will also make your home sell quicker than homes with no updates in your neighborhood.

Michelle, Updates can be great for two reasons: (1) they help the home sell faster, and (2) they can increase the price. However, it all depends upon what the upgrades are, and how well they were done. Please message me if you would like a market analysis on your home.

Hi Michelle! It really depends on what upgrades you made. The upgrades you made may only help the home sell for its original market value in the first place. For example, If the comps in the area suggest a selling price of $250K, and your home has torn up carpet and is out dated, making those upgrades may only help you to achieve that $250K sales price.
