Please keep in mind that some areas are not showing it floods, but please be aware that it could still flood. You should build up high if this is your concern.

The great state of Texas if quite large. We have Houston, the Hill Country, Austin, Dallas. It flooded in Houston, yet I personally have never flooded.

Perhaps you can narrow your search of Texas, and check with FEMA for a more definitive answer.

Good Question! It's hard to know for sure since flood zones change as construction and drainage changes. There are many homes that did not flood during Harvey, but flooded in the past and vice versa. I'd suggest that you contact your insurance agent since they have to write the policy. A CLUE report (available from your insurance agency) generally contains up to seven years of personal-property claims history. This report may also help if you are looking at a particular piece of property.

Hi Robbie,

I hope this reply finds you well!

Texas is huge and different storm systems impact areas across Texas differently. If you are talking about the Greater Houston area in general, there are areas that have flooded as well as those that haven't over the years from Lake Conroe to Galveston and everywhere in between. There are homes that have flooded over the years with typical weather patterns year to year and most notably in 1994, 2001 (with Tropical Storm Alison, 2015 (Memorial Day Flood), 2016 (Tax Day Flood) and/or most recently in 2017 (Harvey). There are homes that were first time flood in Harvey just as there are homes that have flooded multiple times. Houston, in general, is low lying (downtown is only about 50ft above sea level) and relatively flat and our nickname is "The Bayou City."

I am a native Houstonian, invest in the city, and represent Buyers and Sellers throughout the Greater Houston area. I recommend working with a real estate agent that is familiar with the city and can assist you in the due diligence process of determining if a property is disclosed as flooded, determine if the property is in the 100 year flood zone, and recommend an insurance agent that can check flood insurance (and wind /storm insurance if closer to the coast) premiums, etc.

Hope this helps and feel free to reach out anytime!

Hi Robbie,

FEMA is a great resource and you can find out if an address or an area you're interested in is in a flood plain or not. The link is:
https://msc.fema.gov/portal/search?AddressQuery=14623 S Hearthstone Green Drive, houston tx#searchresultsanchor
You can also try Army Corps of Engineers and your homeowner's insurance- they can provide flood certificate and also history of flood claims, if there were any.
Otherwise it's difficult to list each area, considering the size of our state.
Hope this helps.
