I would say every +55 community is different. Some, say like Del Webb in Sugar Land and The Woodlands, might appreciate more because they offer more amenities... Or they might not rise in value if their fees are so high it drives future buyers away making selling difficult.

The moral of the story is every community is unique and research on each would need to be done to see past trends. How well are they managed? How financially stable are they? Do they offer the basics or more services and amenities than other communities?

In Houston, there is a shortage of these type of communities and if this is an indicator, values should rise. Yes, +55 communities will appreciate in value as other communities, but some of the "reasons" may be different than a typical community.

Just depends on the area but normally there is a shortage of these properties so they normally do go up in value because of supply and demand.
