Single Mom with Great Income and Low Credit Score seeking Rental Home/Townhome for April 1st 2018

I am a single mom needing a place to rent in the North, Northwest, Northeast or East side of Houston area ASAP, my apartment lease will be up March 31st 2018 . I have great employment, great income and prior rental references, but due to a recent Identity Theft my credit is not good (550). I have been working on rebuilding since this past year and have a car loan that I pay religiously. I have looked at several homes in the Houston area but have no luck finding a home that is close to my work AND safe for me as a single mom with 2 girls. I've never worked with a realtor before and really hoping someone can help considering I have great income and employer references.Please contact me if you can help

Hi Erika,

A realtor can help you. You should talk to a few before you select one. Upfront, remember that renting a home you will have upfront costs. Security deposit is normally equal to 1 months rent and most landlords will require 1st and last month's rent upfront. So if you are looking at a home with rent of $2000 per month, this may require $6000. up front. It is great you have a general area you would like to look at. Other items to help with the search are number of bedrooms and monthly rental budget. This should not include utilities and renters insurance; just rent. Any agent will be able to set up a search and have it auto email you results on a daily or weekly basis depending on what you like. I have several clients I have done this for and it has worked out great for them and they found the homes they are in now.

Just as a note, rental homes are a little tight in some areas due to displaced families from Harvey but there are homes out there.

Hello Erika,
I would love to help you in finding a rental home where you can reside with your daughters, in your space with in your time frame and in the area of your choice. I do not know your range for rent but in North, NW/NE or Eastside, you can easily get single family homes from $1200 to $1700, 3Br 2Bth. Tonwhomes may be approximately in that range or slightly less.
Now to tackle the Credit score of 550 might be a concern, I am sorry to say sometimes landlord's plainly deny, but several times they do take into consideration a good rental history and a good steady job. They just want you to pay with the security deposit, first month of rent an extra month of rent{for eg. if the rent is $1200, you will pay as follows when you sign the lease and get your keys - Security deposit of $1200 AND First and Last month rent ($1200 +$1200) }

Erika,

A Realtor can help you find the right townhouse and that is not the problem. Did you file a police report or have something to prove that you had an identity theft? Did you lock your account with all the 3 credit bureaus? Are you constantly monitoring your credit online offered by some companies? When you work with the realtor and show all these things that you have been doing to safeguard and cleanup your credit then it makes it easy to negotiate with the landlord. Good luck!
