Now is a excellent time to begin your search. Summer allows you the time to get settled before school starts back and the competition for properties heat up. Between mid May, right before school lets out and before you go one summer vacation is the best time to look for a rental. It will not take weeks and weeks. Its not like buying a house. A rental will have limited pickings. The area you choose, the criteria you choose, the price, the school district, etc.; you will find that only so many properties are available. Just in the last week, I leased 3 houses with only having them listed for less than a day. I had two that we only placed the sign in the yard and received multiple applications before even making it to the office....May, June, July and mid August are hot months to lease. School let out and Schools about to begin.

It's never too soon to begin looking, but right now is just about perfect. This will give you time to look without pressure and jump on the opportunity if you find "Home!" It can take a week or two for application approval and lease contract to be effective, but most will take less time.

Hi Brittany,
I own a property management company and we don't hold properties for more than 2 weeks if they are vacant.
A good timing is to look 3 weeks before your lease is up. You can follow the market before so you are familiar with the prices but looking too early is counter productive.

Hi!

This is a great question and one we are frequently asked!

Usually, your best bet is to look about 30-45 days out from when you want your lease to begin (although there are some Landlords post way ahead of the time the property is actually going to be available). This makes the timeline for finding a place, and the point at which you must give notice, pretty tight. But, fortunately, finding a rental and the application process is pretty quick!

There is nothing wrong with starting your search online sooner rather than later. It's a good idea to go ahead and have your Realtor set up a search and begin viewing properties online. It's also good to drive areas and get a feel for the best area for you.

Since we are nearing the end of May, you're almost 45 days out. That's a little early to start actively looking with the idea of securing something, but you should be good to go in a couple of weeks!

Dear Brittany,
It would be useful for you to drive around the different areas and find out which areas you would be most comfortable living.
As for specific listings, in my experience, listing agents and landlords are not willing to accept offers that are more than a month out.

When you are about 5 weeks out give me a call and I can talk you through all the different paperwork you need to gather for the lease process.
Then we can look at both your preferred neighborhoods, and what is available on the market.
