Hi Angela,

Yes there are as mentioned by my colleagues but the key point here is that if you go buy a house with almost 0 down, you want to make sure you are buying in a neighboorhood which will se serious growth and has good appreciation potential. Otherwise you risk being underwater (the value of your home would be less than the loan balance).

There are many different options for down-payment assistance. One place to look is the Texas Dept of Housing and Community Affairs. There are also lenders that have some creative financing options as well as finding homes with in which you may be able to receive closing cost assistance. One of my preferred lenders actually sent me a flyer on the Seth Down Payment Assistance Program! It can provide down payment AND closing cost assistance, up to 6%. I'd be happy to forward it to you!
