I have used Old Republic in the past for my homes. I got a call from a past client a couple of weeks ago, they chose a company out of Florida who had a good BBB rating, used them twice...they were contacted by the vendor that did the work andwas told that they had not been paid. The buyer did some research and found out that the company had never been licensed in the state of Florida and was now under legal action by the state. Neither of the vendors that had come to their house had been paid. The question then was were the home owners liable for the bills? Not to my understanding since the vendor had the agreement with the warranty company not the home owners.
I have used Old Republic, First American, and Allied. I agree with Tom Plant about Allied but have also had good luck with First American and Old Republic. I would not use American Home Shield.
My Buyers have all chosen Allied Home Warranty for the past four years. Allied only worksin Texas, is headquartered in Houston and the President of the company will become involved if required to resolve an issue. One of my clients had an issue, after it was resolved, she wrote in an online review "You have turned me from a critic to a fan."
