Home buyers should have the equipment and other mechanicals as well as the gunite and coping of an existing pool inspected by a qualified pool inspector. Pools require regular maintenance, and some homeowners do not know how to correctly maintain a pool. Innocent breakdowns happen when pool equipment maintenance is deferred for too long and, unknown by the sellers, parts wear out and left untreated can lead to bigger more costly issues. Have a thorough pool inspection done before purchasing a home with an existing pool.
Awe...I want a pool... We get about 50% of the buyers coming to the Houston area wanting pools and it is much cheaper to buy one already in the ground...but with that there comes the chance that you might not be getting what you see. An Inspection of the equipment is vital!! That stuff is expensive and if you are going to put it on your home warranty then must have an inspection done. We bought a house with an older pool and lived there for 11 years, after about 10-12 years they start to need finish repairs ours was already there when we bought it, so had it re-plastered, new tile, added a little fountain and new coping the total cost around 10,000, we switched to salt water and that forced us to change out the filtering system, we replaced the Polaris parts a few times totaling less than $5000...total cost to bring it back to like new was a fraction of a new one. Get your pool, have it inspected and enjoy!!
Pools can be very expensive to repair, and there can easily be underground leaks, gunite deterioration, and other large problems that the average person would not notice. I would not use a typical real estate inspector either...pay a little extra and have a professional pool company do the inspection. They are going to be able to find more problem areas and will be able to give you a good idea of what it will cost to repair.

I always recommend a pool inspection in addition to the general inspection and WDI Inspection (as well as any further evaluations the general inspector deems needed).
My "go to" General Inspector is Ray Baysinger with House to Home Inspection. The pool inspector he uses is Pool Tec Pool & Spa Service, 936-321-3252. They should service the Greater Houston area. I like that they assess everything and also offer a repair estimate for anything that comes up as deficient or in need of service.

Hi Stephanie. Realtors always recommend performing inspections on all components of a home (mechanical, electrical, structural, AC/Heat, plumbing, wood destroying insects, etc). Your Realtor might provide you a list of inspectors they have seen other clients use that would include a pool inspector. A Google search or asking for referrals would be your next best option.
