Why are there different prices for older and newer homes when purchasing a home warranty?

This is a good way to look at it. Most new homes comes with a builder warranty and the older homes may come with many future problems.

Main reason is newer homes are covered under builder warranty initial years and have less maintenance issues compared to older homes.

I believe it's because with older Homes the big ticket items to replace or repair like roofs, foundations and A/C are more likely to come up as issues where are with newer homes you're looking at hot water heaters, dishwashers etc.
