Photo taken in early 2017, before Harvey. While many of the plants did not survive, all the hardscapes were undamaged. Thompson & Hansen, who did original work, told owner that to recreate the hardscapes today would be a minimum of $550,000, and perhaps as much as $700-750,000. Definitely adding great value to the property. The work that was done years ago saved the property from erosion that is commonly seen at other properties.

After Harvey. This is how the house looks today. An interested party who wants to remodel it, was given an estimate of $400-450,000 to restore. Others are looking at it for the lot value. Because of the cost to do the terracing, bulk heading and hardscapes would be $550,000-750,000, per the company that did the work before, the value of this 25,000+sf amazing property is believed to be approximately $950,000, the current List Price.
Pre-Harvey, this property, was among the most beautiful imaginable! Per owner, he spent countless thousands of $$ to create a botanical wonderland. Under the direction of Thompson & Hanson, the perimeter of the land along the creek was bulk headed & the ravine terraced with hardscapes which proved to function as intended: during Harvey there was no erosion per owner & caretakers; hardscapes appear to be virtually unchanged. Photos were taken pre-flooding & sadly many plants did not survive. Contact Listing Agent for Seller's Disclosure & copy of May 2018 Survey.
